Sarasota condos High-rise

New floors in a Sarasota condo or a high-rise on Longboat, Lido or Siesta Key come with the building's rules attached. Oracle Flooring & Design helps you choose tile and floors that meet them, then delivers and installs around the building's schedule.

What's different about a high-rise?

The building has a say. Associations usually approve new floors and often set sound rules for tile and wood, and the building decides when work happens, how materials come up and how debris goes down. Get those answers before you choose, and you save a lot of back and forth later.

We supply and install the tile and floors, and work alongside the building's management. Whatever needs structural work or a licensed professional, we handle with our vetted, licensed partners.

Flooring a high-rise

What should you check with your building?

  • Association approval: Many condo associations approve new floors before work starts. Ask for their form early.
  • Sound rules: Tile and wood carry footsteps to the unit below, so many buildings want a sound-deadening layer under hard floors, and some ask for proof before you start.
  • Work hours and elevators: The building sets the hours when work can happen, and deliveries and debris go up and down the elevator at booked times.
  • Balconies: A balcony takes sun, rain and salt air. It needs tile made for outdoors, laid with the slope and waterproofing it needs, and the building may have rules on both.
  • Insurance papers: Many boards check a contractor's insurance before any work starts, and some want the building named on the certificate. Ask the manager what they need before the work is booked.

Questions we hear

Do condos require sound underlayment?

Many do. Associations often require a sound-deadening layer under hard floors like tile and wood, and some ask for proof before work starts. Get your association's rules before you order, and we help you match the floor and underlayment to them.

Which floors work best in a condo?

Luxury vinyl and porcelain over the right underlayment are the usual choices, with engineered hardwood where the building allows it. Large-format porcelain keeps an open floor plan calm, with fewer grout lines.

Do you deliver to high-rises?

Yes. When we install, delivery to the job is included, and we plan it with you around the building's rules for deliveries and the elevator.
